2. Purpose and scope
These Terms and Conditions govern access to, browsing of, and use of the Site, as well as its forms, content, photographs, documents, public features, and future restricted-access areas.
The Site is intended to present, promote, and facilitate inquiries related to properties, land, tourism properties, businesses, projects, commercial assets, and investment opportunities located primarily in Costa Rica.
These terms regulate the use of the Site. They do not replace any specific contracts that may later be entered into between owners, buyers, investors, representatives, service providers, or SIM Global Properties.
3. Acceptance of the terms
By accessing, browsing, or using the Site, the user acknowledges having read these Terms and agrees to be bound by them, to the extent permitted by applicable law.
When a feature requires express acceptance, registration, document request, buyer qualification, or submission of information, the Site may request additional confirmation via a checkbox, button, or equivalent electronic mechanism.
Anyone who does not agree with these terms must refrain from using the Site’s features.
To submit inquiries, create an account, or request restricted information, the person declares that they are of legal age and have sufficient legal capacity, or that they act with valid authorization from the person or entity they represent.
4. Nature of the Site
The Site operates as a presentation platform, promotion channel, inquiry intake tool, and initial contact facilitator.
The display of a property or asset does not create:
- A brokerage relationship.
- A fiduciary relationship.
- A representation relationship.
- A purchase and sale agreement.
- An option to buy.
- A promise to sell.
- A reservation.
- An acceptance of an offer.
- A legal, tax, financial, or technical advisory relationship.
Any relationship of representation, intermediation, exclusive promotion, commission, advice, or service provision must be established through a separate agreement when applicable.
5. Property and asset information
SIM Global Properties seeks to publish clear, up-to-date information obtained from sources deemed reasonable. However, certain data may be provided by owners, representatives, developers, administrators, outside professionals, public records, technical studies, or other independent sources.
Descriptions, prices, areas, measurements, photographs, plans, maps, historical performance, inventories, permits, building conditions, and other characteristics should be considered preliminary information until independently verified.
SIM Global Properties may correct, expand, update, suspend, or remove information when:
- An error is detected.
- New information is received.
- The condition of the asset changes.
- The owner or representative legitimately requests it.
- There are doubts about authorization, accuracy, or origin of the content.
- It is necessary for legal, commercial, privacy, or security reasons.
6. Status and availability
Published statuses such as Available, Reserved, or Sold are for informational purposes only.
The “Available” label does not guarantee that the property or asset will still be available at the time of an inquiry, visit, negotiation, or offer.
Availability may change without prior notice due to:
- Ongoing negotiations.
- Reservations.
- Offers.
- Owner decisions.
- Price changes.
- Removal from the market.
- Sale.
- Legal limitations.
- Administrative processes.
- Other circumstances beyond the platform’s direct control.
A property will only be considered reserved, committed, adjudicated, or sold when the legally required documentation exists between the corresponding parties.
7. Prices, currencies, and economic conditions
Published prices are informational and may be changed by the owner or the person authorized to offer the asset.
When prices are shown in U.S. dollars, Costa Rican colones, or other currencies, any conversion will be approximate unless expressly stated otherwise.
The published price may not include:
- Professional fees.
- Taxes.
- Stamps.
- Notarial expenses.
- Technical studies.
- Appraisals.
- Commissions.
- Registry costs.
- Financing costs.
- Closing costs.
- Inspection costs.
- Other associated expenses.
The final economic terms must appear in the corresponding contractual documents.
8. Location and property safety
For safety, privacy, confidentiality, or owner-protection reasons, the Site may display only a general or approximate location.
Publishing a zone, district, canton, province, approximate map point, or geographic reference does not mean the exact location is being disclosed.
The exact address may only be provided when appropriate and after the applicable verifications, authorizations, or conditions are met.
The user must not attempt to locate, enter, photograph, film, inspect, or visit a private property without prior coordination and authorization.
9. Photographs, videos, plans, and visual materials
Photographs and videos may have been taken earlier and may not necessarily reflect later changes in the property, furniture, vegetation, surroundings, finishes, or weather conditions.
Plans, renders, diagrams, maps, and graphical representations may be illustrative. When a material is a conceptual representation and not a real photograph, it should be identified when necessary to avoid confusion.
The visual appearance of a property does not replace a physical, technical, or professional inspection.
10. Verification and due diligence
Any interested person must carry out their own due diligence before making a decision, transferring funds, signing documents, or assuming obligations.
Depending on the type of asset, the review may include:
- Ownership and seller authority.
- Registry status.
- Liens, annotations, and restrictions.
- Cadastral plan and correspondence.
- Area, boundaries, and measurements.
- Land use and zoning.
- Construction permits.
- Service availability.
- Municipal and tax obligations.
- Environmental conditions.
- Legal access.
- Existing contracts.
- Structural and technical inspection.
- Financial and legal condition of the asset.
- Any other applicable study.
The interested person should obtain independent advice from lawyers, notaries, accountants, engineers, architects, surveyors, environmental specialists, tax advisors, and other relevant professionals.
11. Businesses, tourism properties, and projects
When the Site presents ongoing businesses, tourism properties, productive projects, or commercial opportunities, the information may include historical figures, projections, inventories, permits, assets, contracts, occupancy, income, costs, or other indicators.
That information must be independently verified.
A business acquisition may require additional review of:
- Financial statements.
- Tax obligations.
- Employment relationships.
- Licenses.
- Permits.
- Contracts.
- Intellectual property.
- Debts.
- Litigation.
- Suppliers.
- Inventories.
- Assets and liabilities.
- Regulatory compliance.
No content on the Site by itself constitutes an audit, financial certification, professional valuation, or guarantee of the future operation of the business.
12. Investment information
Publishing a property, business, or project as an investment opportunity does not constitute a promise or guarantee of:
- Profitability.
- Appreciation.
- Capital recovery.
- Occupancy.
- Income.
- Liquidity.
- Financing approval.
- Tax benefits.
- Commercial results.
Any historical figure or projection must be analyzed in light of its assumptions, limitations, and risks.
Unless expressly stated within a legally authorized structure, the Site content does not constitute a public offering of securities, investment fund interests, or regulated financial products.
The interested person must seek independent financial, legal, tax, and accounting advice.
13. Inquiries and forms
Forms allow users to request information or express interest. Submitting an inquiry does not obligate SIM Global Properties, the owner, or any other person to:
- Accept an offer.
- Reserve a property.
- Deliver documentation.
- Start negotiations.
- Grant exclusivity.
- Respond within a specific timeframe.
- Enter into a contract.
The user agrees to provide true, relevant, and up-to-date information.
SIM Global Properties may not respond to incomplete, fraudulent, automated, abusive, contradictory, or security-risk inquiries.
Consent to respond to an inquiry does not automatically constitute consent to receive periodic marketing. Promotional communications, when they exist, must respect the applicable consent and opt-out mechanisms.
14. Registered and qualified buyers
When accounts or access levels are enabled for registered or qualified buyers, SIM Global Properties may request reasonably necessary information to:
- Verify identity.
- Verify representation.
- Understand the genuine interest.
- Evaluate financial capacity.
- Determine the access level.
- Comply with legal requirements.
- Protect owners and users.
- Prevent fraud or misuse.
Depending on the case, identification documents, corporate information, proof of representation, proof of funds, beneficial owner information, or other relevant documents may be requested.
Providing information does not guarantee approval, qualification, or access to restricted documents.
SIM Global Properties may reject, suspend, or revoke access when false information, misuse, security risk, lack of cooperation, or breach of these terms exists.
15. Accounts and credentials
Each account will be personal or belong to a properly identified organization.
The user must:
- Protect their credentials.
- Use strong passwords.
- Not share access.
- Keep their information updated.
- Report any unauthorized access.
- Log out on shared devices.
The user will be responsible for any use made with their credentials, unless they prove that an unauthorized breach not attributable to their conduct occurred and they reported it promptly.
16. Public and restricted documents
The Site may offer public documents and documents subject to restricted access.
Restricted documents may be limited to registered buyers, qualified buyers, administrators, or other authorized profiles.
Access to a document does not transfer intellectual property rights or authorize its:
- Publication.
- Redistribution.
- Sale.
- Alteration.
- Mass reproduction.
- Disclosure to third parties.
- Use for purposes other than authorized analysis.
Documents may contain confidential, strategic, financial, technical, commercial, or property-security-related information.
SIM Global Properties may add additional conditions, confidentiality agreements, or identification marks before granting access.
17. Content supplied by owners or third parties
Anyone who provides photographs, videos, plans, text, documents, or information for publication declares that they:
- Have the right to provide them.
- Hold the necessary authorizations.
- The information does not infringe third-party rights.
- Do not intentionally conceal relevant facts.
- Will report any significant change.
- Authorize the use necessary for the agreed promotion.
SIM Global Properties may request proof of ownership, representation, authorization, or origin of the content.
Content may be removed when there are reasonable doubts about its legitimacy, accuracy, or authorization.
18. Fraud prevention and payments
Currently, the Site does not directly process payments for real estate sales or complete property transfers.
No person should send deposits, advances, transfers, cryptocurrencies, financial data, or funds based solely on an email, message, document, or instruction received over the Internet.
Before making any payment, the interested person should:
- Verify the recipient's identity directly.
- Confirm instructions through an independent channel.
- Review the contractual documentation.
- Obtain legal advice.
- Confirm the bank account and its holder.
- Be skeptical of urgent account changes or last-minute instructions.
SIM Global Properties will not request personal passwords, authentication codes, bank keys, or remote access to financial accounts.
Any suspicious communication should be reported through the official channels published on the Site.

21. Intellectual property
Unless otherwise indicated, the structure, design, code, brand, logos, original text, content selection, and other proprietary elements of the Site belong to Mauricio Meza Orozco, Servicios Informáticos MEZA, SIM Global Properties, or their respective licensors.
Photographs, documents, and property materials may belong to owners, photographers, designers, developers, or other rights holders.
Access to the Site does not grant a license to commercially exploit its content.
Copying, modifying, republishing, selling, sublicensing, distributing, or creating derivative works is not allowed without prior authorization, except where expressly permitted by law.
Intellectual property inquiries or claims may be sent to administracion@simglobalproperties.com, identifying the content and proving the corresponding ownership.
22. Third-party links and services
The Site may include links, maps, players, verification services, storage, email, analytics, or other third-party tools.
SIM Global Properties does not permanently control those services and does not guarantee their availability, accuracy, security, or policies.
When accessing an external service, the user is subject to that service's own terms and policies.
The inclusion of a link does not necessarily imply endorsement, association, representation, or guarantee regarding the third party.
23. Privacy and personal data
The processing of personal data is governed by the Privacy Policy published on the Site.
The Privacy Policy explains:

- What data is collected.

Cookies, analytics tools, and similar technologies that are actually enabled must be described in the Privacy Policy or in a specific cookie notice.
24. Electronic communications
The user agrees that responses to inquiries, operational notices, confirmations, and service-related communications may be sent electronically.
Electronic means do not replace the formal requirements that may legally apply to a sale, transfer, creation of rights, representation, or any other specific legal transaction.
When a transaction requires notarized documents, signatures, authentication, registry filing, or other formalities, those requirements must be fulfilled through the legally applicable means.
25. Security and availability
SIM Global Properties may apply reasonable security, access control, monitoring, validation, and abuse-prevention measures.
However, no Internet-connected system can guarantee absolute availability or security.
The Site may experience interruptions due to:
- Maintenance.
- Updates.
- Provider failures.
- Technical incidents.
- External attacks.
- Connectivity issues.
- Force majeure events.
- Causes beyond the operator's reasonable control.
When possible, the service will be restored and the integrity of the information protected.

It will also not be liable for indirect damages arising solely from:
- Temporary interruptions.
- Fraudulently supplied information by third parties.
- Unreported changes by owners.
- External links.

Nothing in these terms is intended to exclude:

- Obligations expressly assumed under a separate contract.
- Remedies recognized by Costa Rican law.
27. Suspension or termination of access

- Impersonation.
- Abusive automated use.

28. Modifications to the Site and the terms
SIM Global Properties may modify content, features, and these Terms to reflect operational, technological, legal, or commercial changes.
The current version must show its update date.
Material changes affecting accounts, rights, obligations, or information processing may be communicated through reasonable means.
Changes will not have retroactive effect where that would prejudice acquired rights or conflict with applicable law.
29. Consumer rights
These Terms do not eliminate or reduce the non-waivable rights recognized by Costa Rican consumer protection law.
When SIM Global Properties provides a paid service directly to a consumer, the specific conditions, prices, scope, obligations, invoicing, and complaint mechanisms must be clearly stated and included in the relevant agreement.
The limitations in these Terms will be interpreted only to the extent permitted by law.
30. Governing law and dispute resolution
These Terms will be interpreted in accordance with the laws of the Republic of Costa Rica.
Before starting a dispute, the parties may attempt to resolve it through direct, good-faith communication using the official channels.
If no solution is reached, administrative, judicial, or alternative mechanisms available under Costa Rican law may be used.
Nothing in this clause limits a consumer's right to go to the National Consumer Commission, the competent courts, or any other relevant authority.
31. Severability
If a provision is declared invalid, unlawful, or unenforceable, it must be interpreted or limited to the extent necessary to preserve its lawful purpose.
The remaining provisions will continue in force, provided that this does not substantially alter the regulated relationship.
32. Entire agreement and specific conditions
These Terms, together with the Privacy Policy and any expressly accepted specific conditions, govern the use of the Site.
In the event of a conflict, the specific conditions of a service or contract will prevail for that service, without affecting non-waivable rights.
Preliminary conversations, emails, or messages do not replace a formal contract when one is required.
33. Language and translations
The original version of these Terms will be the Spanish version.
When translations into English or other languages are published, they must be complete and reviewed. They will be for informational purposes only, unless another version is expressly stated to have the same legal value.
In the event of any difference in interpretation, the Spanish version will prevail, except where a mandatory rule provides otherwise.
